Tiba View is one of the very latest projects to be launched in the Red Sea area. The resort is brought to you by an established award winning developer who has already completed 12 previous builds in Hurghada.
Tiba View will host a whole host of onsite facilities according to the developer these will be; Gymnasium, Coffee Shop, Mini Market and much much more (they will be outsourced so will no doubt take some time to get up and running). Combine this with the 5 large swimming pools, roof terrace with sun loungers and the location just 3 minutes from the luxury of El Gouna and 400m to the beach. Tiba View is an ideal holiday home/permanent home. Rivermead Global Ltd have also teamed up with a local Kite School (Play kite) which is just a few hundred meters away from Tiba View and we are able to offer 15% discounts on kitting packages for our rental guests and clients.
Tiba View has been designed to be mainly Studio apartments and this is because on previous developments Rivermead Global Ltd have been experts at joining apartments together to create larger bespoke 1, 2, 3 or 4 bed apartments. We have sold over 50 apartments on Tiba View in just 2017 alone and many of our clients have bought multiple units to join together from 2 up to 5 apartments so far, we are now waiting for the 6+ next :) !

Not only are the prices of the apartments at Tiba View so affordable, you also benefit from being able to spread the cost in interest free payments until June 2021!
Reservation Fee - £600
30% (minus reservation) on contract
50% paid paid in installments until June 2021- (paid quarterly)

Additional buying costs
Independent Solicitor – The one we recommend charges our clients £600 for all legal searches, contract review AND includes the Signature Validation, paid after reserving the property and before any contracts are signed. It also includes all government fees/official translator fees and covers the cost of the lawyer picking you up from your hotel/apartment and driving you to the various offices and back home again.
Connection to utilities - 3500 LE approx (approx £155 at today's rates) paid on collecting the keys
Maintenance - The maintenance fee covers the maintenance and management of the communal areas such as the cleaning of the pool, the hallways, gardens, lift maintenance, development lighting etc... To ensure payment is made and the maintenance doesn't suffer from non payers the maintenance fees are paid in one payment on getting the keys and that is all you pay for the time you own the apartment. Due to the various sizes the maintenance fees are calculated per m2 as follows:
700le per m2, so if you own a 34m2 (Gross) studio you would pay a one off maintenance fee of - 23,800le which is approximately £1,034 (as of Dec 2017).
Most developers are now doing this and it makes so much sense, you don't have any annual increases, you don't have the hassle of transferring fees once a year and the associated bank charges, and when you sell the property you just add the maintenance fee to the price and get your money back so in essence you aren't paying any maintenance fees.
Furniture – This will depend on what items you require, the range you prefer etc.. Rivermead Global Ltd have our own furniture company and have been furnishing properties in Hurghada since 2009. We can help you furnish either basic furnishings like just a kitchen up to a fully furnished ready to use apartment. Furniture is such a personal choice we let you tell us what you want and we work with you to design your perfect interior design. We have been furnishing Tiba apartments for many, many years and have a lot of experience and knowledge of the designs/fixtures and fittings; plus having sold so many of these properties we have a good relationship with the developer which enables us to get things done quicker.
The completion date is June 2019, all their previous 12 developments have been completed on schedule and on our latest visit Dec 2017 they are looking to be on track or slightly ahead of schedule again.
