Florenza Khamsin is a large spacious apartment complex/resort which has been built in phases with phase 1 having been completed for over a few years now, with many happy owners. With phase 1 having been built in such a way that the other construction works could continue without affecting it too much, but now all phases are close to being completed.
In phase 1 there is an amazing swimming pool which we just want to jump into every time we visit and we are sure if you become an owner on here you will be doing just that to cool off from the Egyptian sun before returning to your sun lounger or the pool bar for another cold beverage.
The apartments at Florenza Khamsin are much larger than most other complexes so if you are comparing prices to other properties you are looking at please compare price per m2 not the overall price. For example on may new developments you will find 40m2 (Gross) or even smaller on some we have seen 1 beds, on here that size would be a studio with 1 beds at 70m2 (Gross) for example.
They are also well designed for furnishing with square/rectangular rooms and large bathrooms with stylish tiles, so something else to take into account when comparing with other properties.
There are several sizes available in all apartment styles, so studios, 1 bed, 2 bed and 3 bed apartments and with different views so there are also various prices for each style. With so many on offer it would really help us when asking for further information to let us know what you are looking for (studio, 1 bed etc..) but more importantly how much you want to spend because this means we can send you exaclty what is within your budget and not waste your time sending properties outside it.
We already have a few properties in Florenza Khamsin we are renting out and since setting up our Rental and Property Management Service in late 2014 these apartments have been occupied almost constantly on long and short term rentals. Therefore, we know from our own experiences that these apartments have a great rental potential, so if you are looking for a holiday home that can be rented out while not in use by yourselves this is a good option. Even though the majority of these apartments are completed and ready to furnish/use/rent out we can still offer you a great 12 month interest free payment plan as follows:
10% reservation fee
30% on contract signing
60% paid quarterly interest free over 12 months
As these properties are sold in US Dollars, the Sterling price is for guidance only, but if paying cash we could get better exchange rates from our brokers in London and save you even more money.
This is an annual charge which covers the upkeep and maintenance of the communal areas, pool, and the interior extras like WiFi/CCTV/Security etc…
The maintenance fees are a one off payment which is 15% of the property price, that is all the maintenance fees you need to pay and as this is paid before getting the keys it means everyone will have paid their maintenance and it avoids non payment. This is now being used on a lot of new developments ensuring the maintenance is always carried out and owners can’t avoid paying. Personally we think it is an excellent idea and one we hope all developers start doing. When you come to sell the property you add the 15% on so the next owner gets their maintenance fees paid and you claim the 15% back meaning you haven’t paid any maintenance fees.
Additional buying costs
Independent Solicitor – The one we recommend charges our clients £600 for all legal searches, contract review AND includes the Signature Validation, paid after reserving the property and before any contracts are signed. It also includes all government fees/official translator fees and covers the cost of the lawyer picking you up from your hotel/apartment and driving you to the various offices and back home again.
Connection to utilities – Due to price of this changing week on week it is difficult to give a set price however, it will not be more than a few hundred Dollars.
Furniture – This will depend on what items you require but Rivermead Global have already furnished several properties in Florenza Khamsin so we have a lot of experience and knowledge of these properties. You are of course free to choose your furniture from anywhere, but we will be offering our clients some great deals and special offers when the time comes to furnish. As mentioned above this resort has been built in phases with fully completed and almost completed phases, so you can purchase a property which you can furnish and use immediately.
