Al Camar Sahl Hasheesh is a large spacious apartment and villa complex/resort which is being built in phases with phase 1 under construction with a delivery date of 2 years (December 2020). One of the Sahl Hasheesh golf courses runs very close to Al Camar so if you are a fair weather golfer what more could you ask for 360 days a year sunshine and two golf courses to choose from plus another in Makadi and two more in El Gouna.
Once the whole resort is completed there will be swimming pools, a gym, spa, clubhouse plus much more, this really is going to be a luxury golf, beach, sea view resort with low entry prices and amazing interest free payment plans.
There are several sizes available in all property styles, so studios, 1 bed, 2 bed and 3 bed apartments and villas each with different views so there are also various prices for each style. This is an annual charge which covers the upkeep and maintenance of the communal areas, pool, and the interior extras like WiFi/CCTV/Security etc… On previous developments in Sahl Hasheesh our biggest issue has been the VERY high maintenance fees, this is something Al Camar Sahl Hasheesh has addressed and coupled with the low deposits, long interest free payment plans PLUS a one off maintenance fee this really is a winning combination.
The maintenance fees are a one off payment which is just 8% of the property price, that is all the maintenance fees you need to pay and as this is paid before getting the keys it means everyone will have paid their maintenance and it avoids non payment. This is now being used on a lot of new developments ensuring the maintenance is always carried out and owners can’t avoid paying. Personally we think it is an excellent idea and one we hope all developers start doing. When you come to sell the property you add the 8% on so the next owner gets their maintenance fees paid and you claim the 8% back meaning you haven’t paid any maintenance fees.
Additional buying costs
Independent Solicitor – The one we recommend charges our clients £500 for all legal searches, contract review AND includes the Signature Validation, paid after reserving the property and before any contracts are signed.
Connection to utilities – Due to price of this changing week on week it is difficult to give a set price however, it will not be more than a few hundred pounds.
Furniture – This will depend on what items you require but Rivermead Global have been furnishing properties in Sahl Hasheesh since 2009 (clients include premiership footballers) so we have a lot of experience and knowledge. You are of course free to choose your furniture from anywhere, but we will be offering our clients some great deals and special offers when the time comes to furnish.
