Rental income is very high in this region due to the strength of the local, neighbouring and European markets.
I have just returned from Tunisia visiting the development and having a holiday and I have to say I was very impressed with the finishing, it is top quality. I have attached some photographs of the development and I have lots more of the golf course, roads, marina etc… if anyone would like them please let me know.
The actual show apartment is not next door to The Dunes, it is part of it. The front where the shops are with apartments above, see artists images attached and compare to the actual photographs, there are lifts at each side of the building and each hallway has a fantastic mosaic picture among the marbled floors. It really is the best building along the road and really stands out; most developments and buildings are painted white. All rooms have coving fitted and the walls in the kitchen look like marble, they are so smooth, the kitchens have in-built ovens and fridge freezers as standard. Even the lifts are special, the ceilings have been decorated and the mirrors inside have the French name of the development La Dous engraved in them.
The beach is about 200m and once cleaned up will be excellent with shallow water for children and there will be sun beds and umbrellas. This will be a private beach for The Dunes and also the properties you can see beyond The Dunes going down towards the beach, this is also by the same builder. I was told some Tunisian footballers have bought there.
I walked from the Marina/Golf course and it took me 40mins however going back I got a taxi to see how much it would cost and it was less than £2.50 so as far as location is concerned very good. Yes it is further out than the big hotels but that is the way the resort is spreading and as all towns/resorts do to keep up the demand for accommodation. Although the Marina and golf courses were 40mins away it was only 10 minutes to restaurants, bars and supermarkets, with many smaller shops even closer.
The hotel I was in was very busy and there were lots of people in the resort of EL Kantaoui with the golf courses full, there were British, Germans, French, Danes and several Tunisian families on holiday. I think giving them the chance to have a self catering holiday with the use of a kitchen will be very appealing to people looking to rent them out.
The studios in The Dunes were designed to be modular from the beginning. What this means is that two studios combined make a spacious 1-bedroom apartment whilst three of them can make a very spacious 2-bed apartment where the living room is in the middle and on either side of it are two suites with their own bathrooms and kitchens. All that is required is a door inter-connecting them which can be fitted quite easily upon completion.
Since studios offer the highest rental yields out of all the apartments in The Dunes, this type of set up is ideal as it offers the maximum flexibility. When the whole family is visiting the whole apartment is utilised, whilst at other times they can be rented out as separate self-contained units ensuring that the property’s investment potential is always maximised.
Additionally, for clients buying multiple units the developer is able to
offer a discount of 1% on the second unit and 2% on the third.
Did you know all ground floor units with gardens in The Dunes come with pre-installation for a Jacuzzi tub in the garden? These units will offer strong rental potential since the majority of visitors to Tunisia tend to be couples with young children or retirees.
